Updated 9/22/13.  Here is a USDA Chase short sale approval letter we just received.  Should close in the next 45 days.

Updated 9/21/13.  We’ve been busy, so I haven’t been putting all approval letters on here.  Here is one from this week.  A Wells Fargo short sale approval letter.  Seller had about $20,000 of debt forgiven and also received $750 back at closing for moving expenses!

Update on 12/7/12:  Wow, homeowner gets BACK $20,000 AT CLOSING TO SHORT SALE THEIR HOME!  Highest I have seen so far in the Indianapolis area.  Seller is having the debt forgiven(it’s selling for $50k less then he owes).  Here is a link to the short sale approval Chase

Just closed this U.S. Bank short sale.  Here is the approval letter and also the HUD-1 from closing.  Homeowner walked away from over $50k of debt and bank forgave the difference.

New Approval letter from Bank of America today 6/14/2012.  This client owes over $170k on their home, I was able to successfully get Bank of America to take $6,000 for the 2nd mortgage(owed $60k), and take $94k for 1st lien.  Purchase price of home ended up being $100k.  They also are getting back $3k from Bank of America at closing!

Another approval letter in February 2012 from GMAC Short Sale.  Homeowner received $1,000 back at closing and still walked away owing nothing to bank.  GMAC approved short sale for $83,800, seller owed almost $170,000.
